Gurgaon and Navi Mumbai: Leading The Boom in Indian Real Estate

When it comes to living in the best cities we used to think of Delhi or Mumbai due to their best infrastructure and fully developed amenities. But now as time changes people are migrating out of these cities and moving to adjacent cities. Yes, we are talking about Gurgaon and Navi Mumbai. In the past couple of years, Gurgaon and Navi Mumbai have seen spectacular development and hikes in property prices. Not only this but people have started migrating from cities like Delhi and Mumbai to these newly developing cities. Let’s discuss the upbringing of these cities.


Gurgaon Development



Gurgaon has developed as one of the biggest hubs for workspace, residencies, and entertainment. With developing giants like DLF, Emaar, Signature Global, and many more, Gurgaon is a place where a luxurious lifestyle has become a trend and is very likely so. Gurgaon has provided much-needed connectivity to major hotspots like IGI Airport, Jaipur, Dwarka, Palwal, and whatnot. Even today it is still developing to provide even more convenience to the general public. With high-rise to low-rise, Independent apartments to penthouses and villas, Gurgaon has all the comfort to offer alongside the best working space in the form of DLF Cybercity along with DLF Cyberhub, the perfect combo of work and entertainment.


Navi Mumbai Development



Being the extension of India’s most expensive real estate city, Navi Mumbai lives for its name of being an amazing posh area with beautiful Infrastructure and connectivity. With areas like Vashi, Kharghar, Panvel, Belapur, and Nerul, Navi Mumbai offers many luxurious residencies of all sizes. From studio apartments to big villas and penthouses. Many big companies like Godrej, Adani, Moreshwar, and many more have contributed to establishing Navi Mumbai as one of the best living spaces in India. Many big companies have set up their main offices and headquarters in Mumbai and Navi Mumbai as well, making it a prime location for employees. Not only that places like Karnala Bird Sanctuary, Wonder Parks, Belapur Forts, and whatnot, is an eye-catcher for people.



Comparison: Delhi and Gurgaon



Gurgaon is just outside Delhi and being the Capital of India you would expect the real estate in Delhi to be quite high. Well, it is higher than most cities but when we compared the average property rate per square foot we got Gurgaon's average property rate of Rs. 13,808 per sq. foot, which is approximately 3500 more than Delhi’s Rs. 10,187 per sq. foot. The property rates in Gurgaon have grown by 16.5% in the first quarter of this year, this is a lot in comparison to Delhi’s pale 1.1%, showing just how strong the Gurgaon real estate market is becoming.


Comparison: Mumbai and Navi Mumbai

Mumbai being the most expensive real estate market in India is still dominant when it comes to providing luxuries and properties with great values. Though Navi Mumbai is not much behind, being the affordable option Navi Mumbai still has property rates similar to those of Gurgaon at Rs. 13,808 per sq. foot,  which is less than 12000 from Mumbai’s whopping Rs. 26,364 per sq. Foot. When we talk about the growth in property rates Navi Mumbai dominates with a growth of 14.7% in comparison to Mumbai’s 2% in the first quarter of this year, ensuring the growth potential of the real estate market of Navi Mumbai.


Comparison: Gurgaon and Navi Mumbai



Gurgaon

Known for its commercial hubs and established tech parks, Gurgaon offers a vibrant nightlife and is considered a living of high standards. With its connectivity through the Delhi-Jaipur highway, Dwarka Expressway, and Alwar highway, Gurgaon is a hotspot for residential living as well. With many major developers launching new affordable yet luxurious housing, Gurgaon real estate is bound to boom even more.

Navi Mumbai

Navi Mumbai is a more friendly option because it offers affordable housing compared to Gurgaon. Mainly focused on residential development, Navi Mumbai offers a wide variety of housing units and projects, from affordable to luxurious. In terms of infrastructure, Navi Mumbai has an edge over Gurgaon because it has wider roads and a much greener landscape due to its status as a planned city.


Final Thoughts

While we pick a side about which city is a better option, it’s a win for Indian infrastructure. Both Gurgaon and Navi Mumbai continue to contribute to the development of the country, both having something special to offer. Whereas Navi Mumbai offers more comfortable and affordable living and Gurgaon offers a huge mix of commercial and residential living with the essence of nightlife. With Navi Mumbai being close to Mumbai, the growth potential is inevitable, and with Gurgaon’s strong foundation, we can see much more development in the future.
