Seeing such a headline is not a surprise anymore, as similar deals have happened in the past. But this one is more special as it is one of the most expensive single-apartment deals in the country. The Record ₹271 Cr* penthouse Deal in DLF Dahlias is the most expensive deal in Gurgaon and was made by entrepreneur Manav Sardana, who was associated with Imperial Auto, acquired by global private equity firm Warburg Pincus. The penthouse has a super area of 17,200 sq ft and a carpet area of 10,500 sq ft, making the per sq ft rate ₹1.58 lakh per sq ft on super area and ₹2.6 lakh per sq ft on carpet area. At nearly ₹2.6 lakh per sq ft, this deal has come close to most of Mumbai’s residential transactions on a single-unit, per-sq-ft basis. Mumbai has the highest residential prices in India, with locations like Worli and other prime locations crossing ₹2 lakh per sq ft rates. Mumbai has also seen some mega transactions, including a ₹639 Cr* purchase of 2 sea-facing duplexes at Naman Xana in Worli and JP Taparia’s ₹369 Cr* acquisition of a triplex at Malabar Hills.

Gurgaon has seen a few such deals in recent times, putting Gurgaon’s real estate market on a strong footing in the global market. With so many new developments planned for the city, a strong real estate market is a positive sign for its future.
