Mumbai, the rival of NCR in terms of real estate, has always had the upper hand in terms of property rates and dynamics, with its developments being famous around the world. The NCR market has narrowed down this huge gap in recent years, from where it was 3.3 times in 2020 to now 1.6 times in 2026. This all happened due to the high potential in real estate that the market has shown, especially in the city of Gurgaon. The major reason behind this gap getting closer is the investor-driven market that Gurgaon has. This city's real estate market sees high investor interest due to the constantly rising graph of investment returns that people got post covid. The major reasons for these returns are external reasons like global changes, but also rising developers' interest, making this city desirable. With the market gaining more interest in the luxury market, property rates are rising, and the demand for branded residences is also increasing, making this city favourable for popular designer Elie Saab to launch their branded residence here. Not only that, but the Italian giant Tonino Lamborghini has also launched their branded residence in collaboration with Signature Global.

Will The Real Estate Gap Shrink Even Further?

Gurgaon has seen a surge of developers entering the market to launch projects, as nothing goes unnoticed in the city. Recently, we have seen major Mumbai-based developers entering the Gurgaon market too, indicating strong demand from even the pioneers of Mumbai. So yes, the gap will shrink even further- how much? Well, the future will tell.
