Haryana Tweaks the Affordable Housing Policy - Says One Car Parking Per Unit is a Must

Gurgaon is in a major shift nowadays, with changes happening in all factors. We are getting new FAR policies, potential changes in stilt + 4 developments, revised circle rates, and now tweaks in the affordable housing policy. The Haryana Government has amended its Affordable Housing Policy 2013, making one car parking per unit mandatory and revised allotment rates across the cities.
Why Did This Happen?

This amendment, issued by the Department of Town and Country Planning on April 8, introduces stricter norms to tackle long-standing concerns over inadequate parking in high-density affordable housing projects. According to the revised policy, the developer now has to provide one equivalent car space (ECS) per unit. The cost of parking is fixed at 10% of the flat cost and must be marked clearly for the flat it is reserved at the time of building plan approval, to keep more transparency. Moreover, the additional parking space after allotment should be reserved for visitors and bike space, allowing flexibility in planning, with minimum standards being preserved.
What Else Changed in the Affordable Housing Policy
Not long ago, we witnessed a revision in the affordable housing rates all across the cities in Haryana as well. This revision posed an increase in affordable housing rates to 5575 per sq ft with additional charges of 1300 per sq ft for balcony space, capped at 1.3 lacs per flat. Cleared by the state cabinet in March, the amendment is expected to shape upcoming affordable housing launches and bring greater uniformity in pricing and infrastructure standards.
