Haryana to Resume Stilt-Plus Four Policy - Ban Limited to Gurugram

In recent days, there have been a lot of discussions and ban, unban, and stay orders on the stilt plus four construction policy in Haryana. It was banned before, then we got a stay order till a final judgment, and now there is an unban. Though there is a catch in it. The Haryana Government has allowed the development of stilt plus four in most of the districts, and said the recent ban was specific to Gurgaon. This move revived homes for property developers, investors, and homeowners, after the high court narrowed the scope of its earlier stay. The policy will still require NOC from the Neighbors and plots facing 10-meter roads. This interim stay was issued on April 2, based on infrastructure and encroachment reports unique to Gurgaon. This is a relief for homebuyers in many districts of Gurgaon as it unlocks a lot of development potential. Meanwhile, this ban was very much necessary in the city of Gurgaon, where the construction density was increasing rapidly.

What is the Benefit of This Policy and the Ban?

This policy benefits a lot in the development and construction of homes while using less land area. Since we can develop 4 floors on a single piece of land, that means 4 families can stay in one building. Meanwhile, the ban is beneficial for the city of Gurgaon as the development density is way more than the city can handle at this moment. More developments would have meant congesting the streets of Gurgaon even more. So overall, this decision is a relief to everyone.
