Gurgaon, now officially known as Gurugram, has developed quickly, transforming the city from a mere NCR city to a Millennium city in just 25 years. Gurgaon has seen everything, from land disputes to long, wide highways being built embracing connectivity. Being such an amazing lifestyle and business hub, this city has been in talks as the new BKC (Bandra Kurla Complex), which is a strategically located real estate market and business complex for many huge multinational companies. Let’s have a comparison of these two in this blog.

What is BKC?

BKC, The Bandra Kurla Complex, is the central business district in the city of Gurgaon. Known as the financial capital of India, it is a prominent upscale hub and is considered one of the most expensive neighborhoods in the world. It houses several commercial buildings, including, National Stock Exchange, SEBI, NABARD Head Office, and many more.  More than 4,00,000 people are working in the BKC. It spans over 370 hectares of low-lying land. In recent years, BKC overtook South Mumbai to become the third most prominent district in Maharashtra after Mumbai’s Nirmal Point and Cuffe Parade. However, the lack of transportation options and the soft marshland on which BKC is developed have challenged the further growth of the complex.

Gurugram Vs. BKC

Corporate and Economic Growth

BKC has been Mumbai’s premier commercial hub for a long time and houses major financial and commercial establishments, including the National Stock Exchange and SEBI. Similarly, Gurgaon has emerged as one of the best corporate hubs in India. With Fortune 500 companies, Tech giants, and startups, this city has established itself as the prominent business hub of Northern India. The city’s proximity to the capital, Delhi, and modern infrastructure have helped boost the growth of the city.

Real Estate and Infrastructure Development

Both BKC and Gurgaon have great real estate to offer, where BKC has offered luxury projects and is one of the high-end residential areas, and Gurgaon has a vast variety of properties to look for. From houses as affordable as Daxin Vistas to Luxurious projects like DLF Dahlias, Gurgaon offers it all. Recently, you might have seen in the news that the most expensive penthouse was sold at ₹190 Cr* in Gurgaon, in DLF Camellias.

Lifestyle and Amenities

While BKC offers a more cosmopolitan lifestyle with fine dining, upscale shopping centres, and entertainment districts, Gurgaon is not far behind. Gurgaon offers a wide variety of lavish lifestyles with hubs like Cyberhub, MG Road, 32 Avenue, Ambience Mall, and many more premium developments that are underway, including Mall of India and Elan Imperial Mall.

Cost of Living and Quality of Life

Cost of living partially depends on your lifestyle, but if we compare the cost of living in these two districts, Gurgaon is the more affordable choice. Offering a low maintenance cost and multiple options to choose from, this city offers something for everybody. This affordability, combined with the modern amenities, makes Gurgaon a better place to live in with a better quality of life.

Conclusion

While BKC remains the benchmark for urban commercial development in India, Gurgaon is swiftly carving its way to become a dynamic modern city as well. Its rapid growth and further plans, including projects like DLF Cybercity 2, DLF Privana, metro expansion plan, and much more, will only pave the way for Gurgaon to be a one-of-a-kind establishment. As Gurugram continues to evolve, it not only mirrors the successes of BKC but also keeps the potential to surpass it. It also sets new standards for urban excellence, catching attention from all over the world.
